Our Guest Policies have changed in order to enhance our guest experience. Please read these new policies before booking your stay and prior to 21 days before your arrival, and call us if you have any questions. (These policies apply to all reservations whether made directly on our website, by phone or through third party travel companies, unless otherwise stated below.)
Check-in & Check-out
Check-in is from 3pm to 6pm. If you are arriving after 6pm, please email or call so we can arrange to have the key and welcome packet for you in the guest entryway on the front porch. Check-out is 11am. If you arrive before check-in time, we are happy to store your luggage for you but parking may be limited. Sorry, we cannot accommodate early check ins due to the small nature of our Inn, our often fully booked reservation schedule and since we insist our housekeeping staff make sure each room is immaculate and sanitized to the highest standards!
If a you would like a late check out we may offer a relaxed departure by 5pm option for an additional $100 charge. Let us know upon your arrival and we can check availability.
All Guests must provide a valid credit card sufficient to cover the full stay plus all incidentals and other charges. Debit cards for lesser amounts are not sufficient to reserve a room. A full residential address is a requirement for any booking to be confirmed regardless of whether you book on this site or through a third party site.
Rates and Availability
Please view our AVAILABILITY here for rooms and rates. All quoted rates are based on single or double occupancy. Rates include our full gourmet breakfast and afternoon beverage and pastry service. Rates do not include gratuities or the Massachusetts Lodging Tax of 9.7% or, effective for stays on or after July 1, 2019, the 2.75% Cape Cod Water Impact Fund Tax. These taxes will be added to all guest bills.
Each of our rooms has a maximum occupancy of 2 guests. NO extra guests are allowed in a room. In order to maintain our private relaxing resort environment, only Registered Guests are permitted on the Inn property. For the privacy of all, please do not use cell phones indoors in common areas or on outdoor common decks and patios. Quiet hours are from 10pm -7am.
We welcome group reservations for 3 or more rooms but you must contact us in advance to reserve by calling (508) 945-4688, so we can ensure all your needs are met and the optimum rooms and amenities are reserved for your group’s stay. We do not reserve blocks of rooms and each guest must provide a valid credit card. Please have your wedding guests “Save the Date” after you have notified us of your plans and they can book their rooms direct as soon as possible. Sorry, we don’t offer discounts for wedding party stays as we are often fully booked during the wedding season.
We are an award winning ADULTS-ONLY INN– small, romantic and relaxing with luxury amenities and 2-person room occupancy, so our property is not suited for children under 16. We do not provide or allow roll-away beds or cots. Age of children must be verified with the Inn by phone prior to your arrival. If you arrive with a child UNDER 16 you will forfeit your room and all deposits. This is for the comfort of our adult guests.
We accept payment by Mastercard, Visa and American Express. We do not accept cash or personal checks. Credit card payments may require an imprint of the actual card upon your arrival.
As of December 12, 2019, for direct bookings on this website, we now only require a deposit of a 50% (excluding taxes) at the time of booking, with the balance due 21 days prior to your arrival.
We are a small beach resort town inn and cancellations can have a significant impact on our business. If you must cancel or change the dates of a reservation please contact us by phone at least 21 days before your scheduled arrival date for a full refund. If you attempt to cancel or shorten your stay less than 21 days before your arrival, we will attempt to re-book your room to another guest, and refund your deposits to the extent that the room is re-booked, less any booking commissions we must pay. Email cancellations are not sufficient. If you are concerned about changes in your plans, you may want to consider Trip Cancellation Insurance. Visit TravelGuard.com or Insuremytrip.com for details. Note that reservations booked through an online travel company (including but not limited to Expedia or Booking.com) are non-refundable after their applicable cancellation date requirements, which may be more restrictive. You should book directly with us through our website or by phone to benefit by the above late cancellation re-booking option.
We do not issue exchanges for reservation dates or gift certificates, for late cancellations. Early departures are deemed late cancellations.
Minimum Nights Required
Year round we always require a 2-night stay and for most High Season weekends we require a 3-night minimum. We do not accept 1-night stays or walk ins. We do not accept reservations for more than a 10-day stay.
Smoking, Damage & Missing Items
We are a non-smoking inn in a natural and relaxing setting. For the comfort of all our guests, no smoking, chewing tabacco or e-vaping is permitted in the rooms, on the patios or decks, or anywhere else on the property. A $250 cleaning fee will be charged to any guest if management determines that a room has been subject to smoking or vaping. Management reserves the right to enter and inspect any occupied room to ensure compliance with these policies. Guests may use the dining areas or patios for consuming red wine or take out foods but not the guest rooms due to stains, odors and potential damage charges. Guests will also be held responsible for any damage such as ink, red wine or hair dye on rugs, sheets or towels, or otherwise caused to Inn rooms or furnishings. Guests will be charged full retail value for any items damaged or taken from their room such as mugs, sheets, pillow cases, bath towels, Turkish beach towels, Jo Malone room sprays and Nantucket Pillows. These are for our guests use on the property and are always available for purchase in our Gift Shop. There is a $25 fee for lost keys.
We truly love pets but we are not able to accommodate them in our inn or on the property. We are able to recommend wonderful convenient pet lodging for your dog or cat if needed. The Innkeepers do have a Golden Retriever on the property but it is not allowed in the Guest areas of the Inn.
For comfort and safety of our Guests and pets, Qualifying Service Dogs need to be notified in advance to the Innkeepers by phone when making a reservation, and must be leashed and collared and accompany their owners at all times, not left in a room alone. They must exhibit good manners and training, posing no threat or discomfort to guests, staff or the Innkeepers’ pets, or the animal will need to leave the property.
Parking is limited to assigned guest spaces, one vehicle per room. Sorry we are not able to accommodate any trucks or RVs. We also have one large designated parking area for Handicap Parking close to our first floor units for our guests with limited mobility.
Health & Safety
We strive to provide a healthy and safe environment for our guests. Our employees are trained to follow best practices in food safety, personal hygiene, sanitizing and hand-washing and our employees who feel ill are asked not to report to work. In addition, in order to ensure the health of our employees and other guests, we ask that guests who are ill to please contact us by phone in advance of arrival to reschedule their stay to a later date. At any time we may be required to alter how we operate the Inn or our meal services on either no notice or short notice due to changes in local and state health & safety regulations. We also reserve the right to cancel reservations at any time (with a refund of your deposit) in the event of a local, state or national emergency, natural disasters, pandemics, government restrictions, power, labor or supply shortages, partial or full shutdown of business operations for any reason, or other circumstances that in management’s judgment may impede our ability to provide the highest standards of services which our guests come to expect from us.
Physical Accessibility of Accommodations
Our building and stables are listed by the Massachusetts Historical Commission as an historic structure, namely the 1850 Homestead of Sea Captain Isaac H. Loveland. We are unable to provide fully handicap wheelchair accessible accommodations however since such alterations would destroy the historical significance of the property. During the course of future renovations we will consider additional improvements to accessibility for our guests and we are committed to doing what we reasonably can to make our property accessible.
In addition, we work to help ensure every guest who wishes to visit our Inn can do so regardless of their physical abilities. Among the ways we comply with ADA:
- We ensure that individuals with disabilities can make reservations during the same hours and in the same manner as individuals without disabilities. (See Website Accessibility below)
- We have identified and described the features in our Inn and guest rooms in detail to allow individuals with disabilities to determine whether our Inn meets their needs. See ADA Property Features for further information on the accessibility features of our property.
- We ensure that our most accessible guest room is held for use by individuals with disabilities until all other guest rooms of that type have been rented.
- We guarantee that the specific most accessible rooms, once reserved, are held for the reserving customer. We make reasonable efforts with third-party reservation systems to make all rooms available through at least some of these services and they must provide information concerning the features of our Inn and rooms.
- Guests with qualifying service animals as defined in the ADA will be provided access to all areas of the Inn afforded to those without service animals.

The Carriage House Inn is committed to making our website accessible to people with disabilities. We have designed our website and selected a compliant booking engine to be accessible for impaired users to see, navigate, interact and understand the content provided as per the World Wide Web Consortium’s Web Content Accessibility Guidelines 2.0 Level AA (WCAG 2.0 AA). We will periodically test the functionality of this website with the achecker.ca tool and the Google Chrome Accessibility Audit tool. We also test keyboard only functionality so that people who use screen readers or can’t use a mouse are able to navigate through the website pages efficiently. In addition, we have added to our online booking engine the UserWay widget to provide the best user experience tailored to a user’s own needs. We will continue to make every effort to meet evolving accessibility standards. We do not release credit card or financial information for use by other companies.
We sometimes use data collection devices such as “cookies” on certain pages of the Site to measure effectiveness and safety. A “cookie” is a small file that gets placed on your hard drive that helps us provide our services. You are free to decline cookies if you choose to.

At The Carriage House Inn, we take security seriously. When users make a reservation or otherwise provide personal information we use industry standard precautions to safe guard it online and offline.
For privacy purposes, all information relating to our customers is stored on a highly secure server. Our Secure Sockets Layer (SSL) software is the industry standard and encrypts all of your personal information, including credit card number, name, and address, so that it cannot be read over the internet.
The Carriage House Inn may amend this Privacy Statement from time to time in order to meet changes in the regulatory environment, business needs, or to satisfy the needs of our guests, properties, strategic marketing partners, and service providers.
Reservation System Privacy & Security
Our property uses ResNexus to provide online reservation services.
ResNexus respects your privacy and is committed to protecting it. Your personal information is collected and stored to facilitate online reservations with our property. Basic information concerning your visit to this site is used by ResNexus to improve its service. Reservation Nexus never sells or shares your personal information without your permission.
ResNexus uses industry-standard encryption to protect your personal and payment information during and after your reservation. After your reservation is complete, the system removes your credit card information to prevent theft or disclosure. ResNexus meets or exceeds rigorous industry standards for protecting credit card information and is PCI compliant. This PCI compliance has been verified by an external auditor.
