Our Guest Policies have changed in order to enhance our guest experience. Please read these new policies before booking your stay and call us if you have any questions.
Check-in & Check-out
Check-in is from 3pm to 6pm. If you are arriving after 6pm, please email or call so we can arrange to have the key and welcome packet for you in the guest entryway on the front porch. Check-out is 11am. If you arrive before check-in time, we are happy to store your luggage for you but parking may be limited.
If a you would like a late check out we may offer a relaxed departure by 5pm option for an additional $100 charge. Let us know upon your arrival and we can check availability.
Rates and Availability
Please view our AVAILABILITY here for rooms and rates. All quoted rates are based on single or double occupancy. Rates include our full gourmet breakfast and afternoon beverage and pastry service. Rates do not include gratuities or the Massachusetts Lodging Tax of 9.7%. The lodging tax will be added to all guest bills.
Each of our rooms has a maximum occupancy of 2 guests. In order to maintain our private relaxing resort environment, only Registered Guests are permitted on the Inn property. For the privacy of all, please do not use cell phones indoors in common areas or on outdoor common decks and patios. Quiet hours are from 10pm -7am.
We welcome group reservations for 3 or more rooms but please contact us in advance to reserve by calling (508) 945-4688, so we can ensure all your needs are met and the optimum rooms and amenities are reserved for your group’s stay.
We are a small romantic and relaxing inn with luxury amenities and 2-person room occupancy, so our property is not suited for children under 16. Age of children must be verified with the Inn by phone prior to your arrival.
We accept payment by Mastercard, Visa and American Express. We do not accept cash or personal checks. Credit card payments may require an imprint of the actual card upon your arrival.
We require a deposit of 100% at the time of booking for stays of 3 days or less. For longer stays, we require a deposit of 50% of the total stay (and no less than a 3 nights’ deposit), with the balance due 21 days prior to your arrival.
We are a small beach resort town inn and cancellations can have a significant impact on our business. If you must cancel or change the dates of a reservation please contact us by phone at least 21 days (or 30 days if multiple rooms are booked) before your scheduled arrival date, and we will attempt to re-book your room to another guest, and refund your deposits to the extent that the room is re-booked. Email cancellations are not sufficient. All cancellations including shortening of stays are subject to a $75 processing fee per room regardless of a re-booking. Note that reservations booked through an online travel partner are non-refundable. You should book directly with us through our website or by phone to benefit by the above cancellation option.
We do not issue exchanges for reservation dates or gift certificates, for late cancellations. Early departures are deemed late cancellations.
Minimum Nights Required
During Cape Cod’s high season (Memorial Day in May to Labor Day in September), we require a three-night minimum. Holiday weekends year-round require a three -night minimum. Occasionally we are able to accommodate shorter stays so please call us at 508-945-4688 to inquire. We do charge an added $30 room turnover fee for any one night stays arranged during the high season or holiday weekends.
Smoking & Damage
We are a non-smoking inn in a natural and relaxing setting. For the comfort of all our guests, no smoking is permitted in the rooms, on the patios or decks, or anywhere else on the property. A $250 cleaning fee will be charged to any guest if management determines that a room has been subject to smoking. Guests will also be held responsible for any damage, other than from smoking, caused to Inn rooms or furnishings.
We truly love pets but we are not able to accommodate them in our inn or on the property. We are able to recommend wonderful convenient pet lodging for your dog or cat if needed. The Innkeepers do have a Golden Retriever on the property but it is not allowed in the Guest areas of the Inn.
For comfort and safety of our Guests and pets, Qualifying Service Dogs need to be notified in advance to the Innkeepers by phone when making a reservation, and must be leashed and collared and accompany their owners at all times, not left in a room alone. They must exhibit good manners and training, posing no threat or discomfort to guests, staff or the Innkeepers’ pets, or the animal will need to leave the property.
Parking is limited to assigned guest spaces, one vehicle per room. Sorry we are not able to accommodate oversized vehicles, large trucks or RVs/boats.

All identifiable information provided will not be disclosed to anyone other than our service providers including ResNexus reservation management services, unless we are specifically requested to do so. The Carriage House Inn does not give or sell to anyone else any information we collect on our site.We do not contribute to or participate in shared or cooperative databases, which give other companies access to your personal information. We do not release credit card or financial information for use by other companies.
We sometimes use data collection devices such as “cookies” on certain pages of the Site to measure effectiveness and safety. A “cookie” is a small file that gets placed on your hard drive that helps us provide our services. You are free to decline cookies if you choose to.
At The Carriage House Inn, we take security seriously. When users make a reservation or otherwise provide personal information we use industry standard precautions to safe guard it online and offline.
For privacy purposes, all information relating to our customers is stored on a highly secure server. Our Secure Sockets Layer (SSL) software is the industry standard and encrypts all of your personal information, including credit card number, name, and address, so that it cannot be read over the internet.
The Carriage House Inn may amend this Privacy Statement from time to time in order to meet changes in the regulatory environment, business needs, or to satisfy the needs of our guests, properties, strategic marketing partners, and service providers.
Reservation System Privacy & Security
Our property uses ResNexus to provide online reservation services.
ResNexus respects your privacy and is committed to protecting it. Your personal information is collected and stored to facilitate online reservations with our property. Basic information concerning your visit to this site is used by ResNexus to improve its service. Reservation Nexus never sells or shares your personal information without your permission.
ResNexus uses industry-standard encryption to protect your personal and payment information during and after your reservation. After your reservation is complete, the system removes your credit card information to prevent theft or disclosure. ResNexus meets or exceeds rigorous industry standards for protecting credit card information and is PCI compliant. This PCI compliance has been verified by an external auditor.
